How realtors actually get found

Let's start with the uncomfortable part. Zillow, Realtor.com, Redfin and Homes.com have effectively closed the listings-search SERP. They have the inventory, the app installs, the brand searches and the engineering teams, and an individual agent chasing "homes for sale in [city]" is spending money for the privilege of losing. Now the part almost nobody acts on: the entire seller side is comparatively wide open. The other winnable ground is hyper-local and human. Neighborhood guides written by somebody who has actually walked the streets — the school boundaries, the flood plain, the HOA that won't approve a fence, the block where the trains are audible — rank because they cannot be produced by an algorithm and they answer questions the portals structurally can't. And then there's your own name, which is the most under-optimized asset most agents have: after a sign call, a referral, or a listing presentation, people Google you, and what they find decides whether you get the call. Meanwhile, if your website lives as a subpage of your brokerage's domain, everything you build belongs to the brokerage — and you leave it behind the day you change firms.

The demand curve: Buyer search builds from February, peaks between May and July, falls off a cliff after Labor Day and again from Thanksgiving to New Year's — while seller-intent searches like "how much is my house worth" run a season early, spiking in January and February as owners quietly decide whether to list in spring.

The portals own the listings SERP and it isn't coming back

Zillow and its peers have inventory, backlinks, app usage and brand demand that no individual agent or small brokerage can match. Building an IDX site to compete for "homes for sale in [city]" is the most common and most expensive mistake in real estate marketing. The correct posture is to concede the term and go after the searches the portals serve badly: sellers, neighborhoods, niches, and your own name.

IDX feeds bury your site in thin, duplicate pages

A typical IDX integration generates thousands of near-identical listing pages, syndicated from the same MLS feed as every other agent's site, which expire and 404 the moment the property closes. It's the definition of thin duplicate content, and it can drag down the handful of genuinely good pages you do have. IDX has a purpose — keeping clients engaged on your site — but it should be walled off from the pages you actually want ranking.

If your site is on the brokerage domain, you don't own any of it

An agent bio page on a national brokerage's site can rank well, and it will keep ranking well for whoever occupies that page after you leave. Every review, every link, every piece of equity you build there stays behind. Agents serious about search need their own domain that follows them, with the brokerage relationship disclosed as required, so that a firm change costs them a logo swap and not their entire online presence.

What's the single highest-value thing an agent can rank for?
